IIona Rose House, London

Ilona Rose House is a striking 300,000 sq. ft mixed-use development by Soho Estates, located in one of London’s most vibrant districts.

The scheme delivers 150,000 sq. ft of premium office space alongside 14,000 sq. ft of retail fronting Charing Cross Road, complemented by a new public courtyard offering 15,000 sq. ft of restaurant and bar space.

Designed to enhance both occupier experience and public engagement, the building integrates commercial, leisure, and social environments within a cohesive architectural vision.

Designed for Experience and Wellbeing

A key feature of the scheme is its stepped massing, which has been carefully utilised to create over 12,000 sq. ft of landscaped external terraces across the upper office floors. These planted spaces provide occupiers with valuable outdoor areas, supporting wellbeing while offering impressive views across Soho.

Internally, the design focuses on creating a sequence of engaging spaces that reflect the energy and character of the building’s tenants. Each transition throughout the building has been considered to ensure visitors feel welcomed, while reinforcing a strong sense of identity and quality.

The project was delivered in collaboration with MATT Architecture and Paola Leon Design, whose vision brought the large-scale development to life through a modern and highly detailed design approach.

We were engaged by the design team to provide a solution for the reception wall finishes that would complement the architectural intent while delivering durability and performance.

Statement Arrival

The reception area acts as the central staging point of the building and sets the tone for the overall user experience. The space combines raw concrete walls and a neutral material palette with softer elements such as greenery, furnishings, and bold, scenic artwork. This balance creates a refined yet inviting environment.

From here, occupants and visitors are guided into a vibrant, blue-toned corridor that introduces a dynamic contrast, leading through to the upper floors and reinforcing the building’s contemporary aesthetic.

Metal Solutions

Working closely with Ultimet Alloys, we supplied our Milan WM5050 decorative welded mesh, selected for its ability to combine visual impact with practical functionality. The mesh was fabricated and installed in raw stainless steel, achieving a refined, industrial aesthetic that aligns seamlessly with the material language of the reception space.

The open structure of the mesh introduces texture and depth, enhancing the overall spatial experience while maintaining the necessary safety and performance standards.
